Hi, I’m Tom Forty — founder of TMF Housing Solutions.

I’ve spent the last 15 years working in social housing, leading front services, turning around underperforming team, and driving lasting improvements for residents. I’ve held senior roles in national housing associations like Sanctuary, Midland Heart and Orbit, and I’ve worked in the Executive Team of a Local Authority ALMO – overseeing everything from housing management and customer operations, to repairs, asset management and complaints.

At heart, I’m a housing professional. I’ve been a CIH chartered member since 2009, sat on their West Midlands regional board, and help governance roles that keep me grounded in what residents expect. I’ve worked with over 40 landlords across the country – from large national organisations to small community-based providers – helping them to improve services, shape strategy, meeting standards and deliver on their purpose.
